Lets Guide is an independent blog created to share knowledge, inspiration, and practical advice to help host successfully let their holiday home in Cornwall. Whether you’re an experienced owner, just starting out, or even considering purchasing a holiday let, this space is here to support you at every stage of your journey.
Behind the blog is me, Emma. With over 20 years of experience in the short-term rental industry and a strong connection to Cornwall, I’ve had the opportunity to work across a wide range of roles within the holiday letting world.
Like many in the county, my first job as a teenager was as a Housekeeper at the weekends. I later moved into a Property Services role in St Ives, co-ordinating a portfolio of changovers, overseeing maintenance and managing a team of Housekeepers. This opened the door to a focused Guest Relations role at a mid-sized independent agency of over 120 properties, where I gained valuable insight and experience into both sides of holiday letting—supporting owners and guests alike. I was responsible for guest feedback, property inspections, and maintaining standards across a large portfolio, working closely with the wider team to address issues and uphold quality.
This foundation eventually led me to work for a big national agency as a New Business Development Consultant. My role was to meet and support owners throughout the onboarding process, helping owners prepare their holiday home for bookings and long-term success. After several years, I felt the draw to return back to the values of an independent agency—focused on quality service, care, and genuine growth.
Today, I work in a strategic leadership role as a Business Development Director focused on growing a portfolio of over 110 holiday homes, overseeing the brands marketing, performance, recruitment, and brand development. My goal is to help owners increase bookings, meet evolving guest expectations, and stay ahead in a competitive market.
Lets Guide is the resource I wish every holiday home owner or host had access to – honest, experience-led, and full of useful insights. This blog is here to support hosts with quick tips and advice to help you succeed in letting.
Why? I am passionate about holiday letting and believe that every owner can succeed in letting. Growing up and living in Cornwall, I am familiar with the local narrative of the negative impact of the growing number of holiday homes across the county. My frustration for locals, guests and professional hosts alike, is the number of low performing holiday homes sitting empty each year. Which is why I wanted to take a proactive approach to share practical tips of running a holiday home, market insights and my experiences on how to boost bookings whilst building memorable guest experiences to support both hosts and the local economy.
And when I’m not working? You’ll most likely find me exploring Cornwall’s stunning coastline. My favourite walk is the St Ives to Zennor route, challenging, but well worth it for the views and a pint at the local pub at the end.
